Hey Eagle Mountain. Happy Thursday!
Kind of crazy I’ve already written several of these newsletters. Honestly, I do this selfishly so I know what’s going on in my city. I hope they’ve been as helpful to you as it has to me. If so, I’d love it if you spread the word. Feel free to forward this email to your neighbors or text them this link: https://www.eaglemountainvalue.com/subscribe
Now that’s out of the way, let’s get into it.

CIVIC HIGHLIGHTS
Planning Commission Recommends New Noise Rules and Approves 312 New Homes
The Planning Commission met Tuesday night and gave its thumbs up on four items. None of these are final for now, but they're recommendations that now go to City Council for the actual decision.
Here's what was discussed:
Nighttime noise limits could be changing.
The commission recommended raising the nighttime sound limit in industrial and light manufacturing zones from 65 to 75 decibels. To put that in terms you can hear: 65 dB is roughly a normal conversation; 75 dB is closer to a vacuum cleaner.
At the same time, the recommendation includes potentially lowering the residential nighttime limit from 65 dB down to 55 dB, which is closer to a quiet neighborhood street.
If you don’t know if you live near an industrial or light manufacturing zone, you can find that out here.
312 new homes and a park.
The commission approved site plans for 42 townhomes near SR-73 and Pole Canyon Blvd (Firefly Townhomes, by Candlelight Homes) and a preliminary plat for 270 single-family lots on the southwest side (Overland Village 2, by Ivory Homes).
Note: The new medium-sized community park is required to be built before the 400th unit in that area can be recorded.

City Files $12 Million Lawsuit Over Disputed Water Rights
Eagle Mountain has filed suit in the Fourth District Court to secure ownership of approximately 885 acre-feet of water rights currently disputed by Cedar Valley Water Company.
For context: the city is in the middle of a major infrastructure push, a $220M water and sewer bond, a new 4-million-gallon water tank under construction, and steady population growth that isn't slowing down.

COMMUNITY NOTES
A Cedar Valley High School junior is making some noise in Utah's tech media.
Alice Brewster, a CVHS junior and intern at TechBuzz Utah Tech News, recently published an interview with a Goldman Sachs executive as part of the SheTech program. I love seeing stuff like this. Check out her piece to support Alice’s work.
I’d love to hear from you. The more I know about this city, the more useful I can be to you. If you’ve got a tip, a correction, or just want to say hi, I’d love to connect.
Find me on Facebook, LinkedIn, or send me an email ([email protected]). Looking forward to keeping you connected to your city.
See you around.
