CIVIC HIGHLIGHTS

Planning Commission meets tomorrow

The Planning Commission meets Tuesday, May 12. The work session starts at 5:30 PM and the public policy session, where residents can speak, starts at 6:30 PM. Both are at Eagle Mountain City Council Chambers, 1650 E Stagecoach Run.

Three items are up for public hearings and votes on the agenda.

1) Power plants for data centers

Eagle Mountain is considering new zoning rules for where and how power generation facilities can be built in the city. The proposal would cover natural gas, solar, geothermal, and small modular nuclear reactors.

No land is being designated right now. The rules would only apply when a developer requests them, and any project would still need state and federal approvals before construction could begin. Eagle Mountain's growing data center industry requires large amounts of electricity, and the city wants a clear process in place for managing that demand.

2) Smith's and Lowe's development

The commission is voting on an update to the development agreement for the large commercial site near City Center, north of Mid Valley Road and east of Pony Express Parkway. The update adds Smith's to the agreement. Plans for the site include a Smith's Marketplace, a Lowe's, and additional retail space.

3) A behind-the-scenes process change

The third item updates how developers submit early-stage plans to the city. No specific project is involved.

Work session discussions (no votes Tuesday)

The commission will also discuss a proposed rezone of the Corrigan Farms area, early plans for the Deer Run area, and a potential rezoning of 223 properties in the Scenic Mountain neighborhood. These are conversations only.

More on the property tax proposal

A few weeks ago, I shared that the city had formally started the process to raise property taxes for the first time since 2010. More information has been published since then, and I want to share what I know.

The city is proposing to significantly increase what it collects in property taxes each year. Every dollar of the increase would go toward law enforcement, specifically to add seven new positions through the Utah County Sheriff's Office.

For a home valued around $500,000, the city's share of the annual tax bill would go from roughly $147 to roughly $496 per year. That is the city's portion only. Your full bill also includes the school district, the county, the fire district, and other entities.

When home values rise in Utah, cities do not automatically collect more. The tax rate adjusts downward each year to keep revenue roughly flat. Eagle Mountain's city rate has been declining for years even as home values climbed. The proposed increase is the city deciding to collect above that adjusted amount, which is why it requires a formal public process.

Two public hearings are scheduled: June 16 and August 18, 2026. The August hearing is where the council votes. If you want to weigh in, those are the dates to know. More details on the city's Truth in Taxation page.

Three things are happening at Thanksgiving Point this weekend. They pair well together if you are heading that direction anyway.

🌷 Tulip Festival — Through Saturday, May 16 only. 9:00 AM to 8:00 PM, Ashton Gardens, 3900 N Garden Drive, Lehi. This is the last weekend of the festival for the year.

🍩 Utah Dough Show — Saturday, May 16, 10:30 AM to 3:00 PM, Electric Park at Thanksgiving Point, 2600 Ashton Blvd, Lehi. Utah's annual donut festival.

🐣 Baby Animal Festival — 9:00 AM to 8:00 PM, Curiosity Farms, 2502 W Wildflower Lane, Lehi. Running through May 30 if this weekend does not work.

For the night owls: Star Party at Flight Park

Star Party at Flight Park — Friday, May 15, 10:00 PM to midnight. Salt Lake County Flight Park, 15300 S Steep Mountain Drive, Draper. Free public stargazing hosted by Clark Planetarium. A good pick for families with older kids or anyone who wants to get outside after dark.
