City Council Reviews Eagle's Landing Development Agreement Tuesday
Eagle Mountain is growing fast, and so is its commercial footprint. This Tuesday, the City Council will review an amendment to the development agreement for Eagle's Landing: a 53-acre commercial development planned north of Mid Valley Road and east of Pony Express Parkway.
If approved, the project would bring a Smith's Marketplace (roughly 125,000 square feet), a Lowe's Home Improvement Center, and several restaurant pad sites to the area, adding more retail and dining options to a city that has been building out its commercial base steadily over the past few years.
Tuesday's meeting is a development agreement review. There are more steps ahead before any construction begins, but it's a meaningful checkpoint for a project that a lot of residents have been watching.

Your Chance to Weigh In: Water Bond Hearing Is Thursday
Eagle Mountain is considering a significant investment in its water and sewer infrastructure. This Thursday (3/5), residents have an opportunity to weigh in before the City Council acts.
The city is looking to issue up to $220 million in Water and Sewer Revenue Bonds to fund critical infrastructure upgrades. During Thursday's City Council Special Session at 5:30 PM, the Council will formally consider moving forward with the project.
Here’s something important to understand: water and sewer revenue bonds are repaid through utility rates, not property taxes. That means the cost of repayment is tied to water and sewer usage over time, rather than added directly to your property tax bill.

$25,000 in Homebuying Help: Eagle Mountain's Little-Known Program
If you've been hoping to buy a home in Eagle Mountain, the city may be able to help cover part of your down payment and closing costs.
The city's Mortgage Assistance Program offers up to $25,000 (or 7.5% of the purchase price, whichever is less) as a 0% deferred loan for income-qualified, first-time homebuyers purchasing a primary residence inside Eagle Mountain. The loan is deferred, meaning you don't make monthly payments on it. It's repaid when you sell, refinance, or pay off the home.
Priority for the program goes first to Eagle Mountain-connected public workers: city staff, school district employees, county workers, fire, and water district employees. From there, priority extends to other public servants including teachers, first responders, veterans, and active-duty military. All other qualifying buyers are considered after that.
To be eligible, applicants need to meet credit, income, and debt-to-income guidelines and work with a traditional lender, like FHA, VA, or conventional.

This past week gave me one of those moments that reminded me exactly why I started this newsletter.
I attended the Valley Crossroads Chamber of Commerce Gala and got to watch some of the hardest-working small business owners in this area be recognized for what they've built. These aren't just business owners: they're neighbors who are showing up for this community every single day.
Here are five of the businesses honored at the Gala. If you haven't heard of them yet, now's a good time to change that:

Strides Pediatric Therapy — A full-service pediatric therapy clinic offering OT, PT, speech, mental health, and even equine-assisted services to help kids grow and thrive.
